Delayed Financing Loan recommendations?

Does anyone have suggestions or recommendations for good companies offering delayed financing?

This is a Fannie Mae/Freddie Mac thing, so any lender that sells their loans to these agencies should be able to do it. If there is a favorite company that you’ve used in the past, I’d start by checking with them.

It’s a great tool in this crazy competitive market.

Yea, I was contemplating doing it - the higher interest rate is a bit of a turn-off though. Can you refinance cash-out refis for lower rates (if there is one later down the road)? Also, a lot of companies won't give you a 100% LTV either right?

You can generally go up to 80% LTV, but it is priced as a cash-out refi, so yeah…. A bit higher rates. You can absolutely do another refinance down the road if rates drop.
