We bought a house about a month and a half ago for $7,000. I asked for some advice here and on another thread, thanks to all who chipped in thoughts and encouraged us to go for it!

Now we're into the renovation a little ways and you can follow the DIY thread over in the DIY forum. But I also thought I would get fancy and start a blog about our project, where I can provide better pictures and more detailed content. For those of you who are thinking about buying a fixer-upper, maybe I can save you some heartache if you see our experiences first. Or the wise people on this thread who have flipped houses before can help us out when we get stuck. Here's the new blog location:

Good luck! I sure hope you checked http://www.biggerpockets.com already as it is a great resource for any real estate investor.

I have done several flips now so if you have any questions you can always reach out to me.

I actually have posting some details of my current flip at http://www.hardworkingpenguin.com, which I have done some DIY myself - which I do it for fun as you may soon realize sometimes a lot of work is better left with experienced types or else you will be wasting a lot of time. If you enjoy it, then it is not a waste of time. It really depends.

Can't wait to see the finished work though!

By the way, I would also follow http://www.tomtarrant.com and http://www.123flip.com as these two are very experienced rehabbers and they do go into a lot of details in what they do. Tom Tarrant is more of a high end rehabber and J Scott at 123flip does a lot of bankowned stuff which I think falls more in your ballpark.

Wow, leaving a live trap unattended, very not cool... Let's hope there is better attention to detail in the rest of the work you are doing.

I know. We checked it every few days for the first couple of months it was down there without seeing any sign of interest in it. The bait (peanut butter) had molded to the point I thought no animals would be interested in it. Then we neglected to check after it got so moldy and apparently that's when they got interested in it.  I feel terrible about it, another lesson learned on this project that I never would have guessed would happen when I started it!

Looks like you are doing a great job! My wife and I say we "rehabbed" our two houses, but it was nowhere as extensive as what you are doing.

We need an update on the blog =)
