Title: Deed still not received - WWYD?

Hi Folks,

we bought the house on 20 Sep 2015. It is 22 Jan 2016 and the deed has still not been mailed to me by sellers' attorney. I asked my attorney to ask the sellers' one many times and he did, and their response was - "sure, will do". With no result.
What would you do? Just let it go and say - whatever? The deed right now is somewhere more secure than just sitting in my house office desk - that's a plus.
Or should I start talking not so polite to my lawyer since it's been so long and get the damn paper in my hands (and what do I do with it? ;)).
The house is undeniably owned by us as I have a copy of the deed.

Wasn't the deed recorded with your local clerk?  Usually it's sent their first, then back to you.  But we are title closing company state, maybe it's different in an attorney closing state?

Everything was proper - recorded with clerks etc. I have a PDF from some scan with clerks' signatures, stamps.

Why do you think the seller's attorney has the original?  Wouldn't the county mail to the new owner?

I don't know that - I'm not an attorney. But the sellers' attorney told mine they would send it to me 2 months ago. The rest should not be my problem, right? I paid closing fees + attorney's fees and so did sellers. Seller attorney is not doing a good job, I suspect (my PDF with all stamps etc was from my attorney)

I would call the county and ask for a certified copy or ask what their procedures are for mailing deeds.  Usually the deed is mailed directly to the new owners, unless the seller's attorney wanted to make sure it got recorded?  I don't know.  I'd call the county and ask what they normally do with Warranty Deeds after recording, because you may be asking the wrong party for the deed.

If you have proof that the deed has been recorded with the County then the mailing you will receive is basically worthless, outside of you having a copy for reference. All the legal standing is going to come from what the County has on record. You can print a copy of what the county has and it will be the exact same thing the lawyer is going to mail to you, they just dropped the ball. I had this happen on a property we bought last year. I hounded the lawyer anyway and eventually when I received the copy it was identical to what I had printed from the County deed registry.
