Co-borrowing on a 1031 exchange?

hey all, completely a newbie when it comes to anything real estate related. Hoping someone can steer me in the right direction.

my dad wants to 1031 an existing rental and rent out the replacement property to me and my family.

The replacement property would likely be around ~$300K more than the relinquished property, and ideally, we would borrow that.

But my dad is long retired and his income currently consists of rental income and social security. He seem to doubt that lenders would lend to him given the lower income, so:

1) I'm wondering if I could be added as a co-borrower on the loan, even though my name would not appear on the title.
2) If we can do this, would it run afoul of the "like-kind" rule for exchanges? Since ultimately he would be renting to someone who's  actually listed as a coborrower on the loan (but not the title)?

The rules for 1031 exchanges are fairly rigid. I'd be surprised if this was doable.
