Case Study: Sell or Rent?

details for my property is as follows. im interested in thoughts on whether or not to keep the place when i leave the state in about 5yrs

Market Value: 95000
Original Purchase price:76000
Original Mortgage Amount: 76000
Interest Rate: 5.25
Mortgage Term: 30
Term remaining: 25
Amount remaining on mortgage: 69800
Gross Rents: 800
Principal and Interest (the P&I of your PITI - should match with the above info):
Taxes and Insurance (the T&I of your PITI): 140(already in the mortgage amount)
HOA costs:0
Deferred maintenance notes: air conditioner, 2 rooms of carpet

That's pretty bad. I assume you are paying PMI right now as well, since you bought it with zero down (VA?)

50% rule says you're netting $400 a month or so to pay your mortgage - which is $420 or so not including any potential PMI. So you are probably losing money, albeit slowly.

I'd sell it NOW, not in 5 years.
