Canadians, what's the best 5y closed rate? (~July 2015)

What is the best 5y closed mtg rate you have secured or heard of lately?

By lately, anything within the past 6 months should be good.

People always get better than posted so I was just curious as I am shopping around to renew.

Thanks but I was hoping someone out there had a real case to share.

I know someone who got 2.7% 5y fixed-closed at CIBC but that was last summer.

I was reciently offered a 2.54% 4y fixed-closed. Need to see them in person to get a good 5y deal.

Maybe this question belongs in the "throw down the gauntlet" section. ;)

Find a good broker, show them the ratehub page, tell them that's what you want.

We got 2.59% for a five year closed refinance last month. It's possible we could have done a bit better if we had shopped around more but life got in the way.

My wife and I just got 2.75% on our second property. I imagine we could have done better, but I was unemployed at the time and my wife was in maternity leave.

Huh. That sounds terrible when I put it that way.

We decided to renew to a 5 year fixed in July 2015.  Rate was 2.69.  We did not shop around.  Just renewed with the same lender as we were pleased with the flexibility of the mortgage.

My coworker renewed in June at 2.79.
