Canada- Student rental, insurance company recommendation

I'm about to rant.  I am so sick of dealing with insurance companies for my rental properties. I currently have 2 houses and one 5 unit mixed residential and commercial building and another 6 unit apartment building in the University area.  I have not been renting to students because of the additional cost and the additional insurance exclusions that the insurance company demands when there are students. Recently, however, I forgot about this hassle and rented a 1 bedroom apartment to a young, super academic person studying in the Sciences. I always vet my tenants very well and have never (KNOCK WOOD!) had issues (although I do expect that I will at some point deal with a difficult/nightmare tenant-I'm realistic). Anyway, back to the rant. Upon renewal, our insurance guy asked if there had been any changes with the buildings, with the tenants, etc. and I told him we had a student in one apartment.  So, the exclusion....wait for it, she cannot cook in her own apartment!  Serious, only a microwave. Have other property owners encountered this?  Can anyone recommended an insurance company in Ontario for my revenue properties. I really want to leave the comapny I am with. I'm with McDougall and the coverage is through Lloyd's.  Annual prop insurance renewal is the only part of this gig I loathe. I feel ill-eqipped to understand the 1000 page policy document and it's fine print, and paranoid I'll be screwed over if I actually ever need to make a claim, which I have never had to do.  Any helpful tips would be welcomed.

I don’t have rentals, but have had a renter.  I’ve always dealt with Wawenesa and find them great.  They have high ratings on BBB.

Well in their defense...  my first apartment i rented out of college.  I put some top ramen on the stove, answered a phone call, then went to the gym for hours...  i got back the whole place was filled with smoke and the pot was darn near molten.  I was like wtf did i do???  luckily there was no real damage, stove was fine, all I had to throw away my roommates pot.  so yea, i hear that exclusion loud and clear.

Could you get around this by insisting that your (student) renters get tenant insurance to cover damages that they cause?

Thanks for your thoughts.  I did call the broker and told him I could not accept that exclusion. He said he'd advocate on my behalf to the insurance company and they ended up taking the exclusion out. I also decided I need to educate myself more about insurance policies and coverage options and that whole aspect of being a landlord.  There is surprisingly little on line but I did find one or two helpful videos/articles. Any additional suggestions let me know.
