Any advice on buying a house without a realtor? The property is in our neighborhood, we know the market very well, the seller is friend of a friend who let us take a look before they are ready to put on market in a few months. The neighborhood is extremely popular and many houses sell through word of mouth before they go on the market. Husband is a lawyer and works with real estate lawyer who can help with purchase agreement paperwork.

Do it. You don't even need a lawyer (in most states, at least). Just find a local title company, get a FSBO contract from the internet, and go to town.

The title company will take care of you. They'll handle closing, title insurance, the works. There's no need for a realtor at all in this situation.

Title company or lawyer, depending on your state, is sufficient.

I bought my house without a realtor. It was super easy and the title company handled everything. I'm a lawyer but I didn't think I needed my lawyer hat at all.
