Will this decrease the property value make it less likely to be rented?

Interesting! I wouldn't think it would be much of a problem. In our town, one of the funeral homes is in a neighborhood with houses on both sides. The other is on Main Street across from a number of large rental houses. They've both been there for years. Is parking an issue in the area?

I can see how it might make some people less likely to purchase the house, but I wouldn't think it would affect renters too much.

I don't know how to explain the distinction very well but I'll try. With ownership any possible negative connotations would be on the owner for choosing to purchase there, but a renter can brush it off more easily, like an ugly paint color, because it wasn't really his/her choice.

We live near a national cemetery and I like it. There's not a ton of traffic except for holidays, and it's always quiet, pretty, clean, and peaceful. But, when giving directions I always say "turn left at street name" rather than "turn left at the light with the cemetery."

I have a property across the street from a cemetery. I have a very similar property in the same ZIP code about six blocks away. This is obviously just an anecdote, but I haven't noticed any more difficulty in placing tenants in one than the other.  I suspect this won't affect you at all.

Does it have adequate parking? The only issue I've ever found with living close to similar businesses is when they have inadequate parking so my whole street gets taken over at certain times. Minor inconvenience, sure, but it's still annoying when visitors can't find parking within several blocks of your house.

Nope it has two spots for one unit +garage and one spot for the other unit. How do you feel about resale value?

Yep plenty of parking for tenants. How do you feel this would effect resale?

Cemetery was already there when I bought it, but I don't think I'd have too much trouble selling it if I wanted to (I don't, it's a great rental).

You might want to build a higher fence:  sounds like people are dying to get into your neighborhood.

Yep plenty of parking for tenants. How do you feel this would effect resale?

The question you answered wasn't what I was trying to ask - does the funeral home have enough parking for its customers that the on-street parking won't be packed with customers' cars at certain times? Because that would be a big negative to me.

As for resale value, I guess you're unlikely to get sales within the superstitious groups in society, maybe some religions.

Bad Feng Shui... you can rule out renting or selling to Asian buyers.

You might want to build a higher fence:  sounds like people are dying to get into your neighborhood.

Bet it has a peaceful outlook in the dead of night, plus a rumpus room where one can rest the soul.

Nobody will be left in a coffin fit of laughter with these puns, you can be dead cert of that.

For Asians it's bad luck to live near funeral homes or temples because of many wandering spirits. They will not buy or rent next to theses areas.

They will be quiet neighbors.  It may freak a few people out, but it's better than a housing project or a gas station.

I raised the price $250 and already have had several employees, via word of mouth, inquiring about renting it once I finish some fixes (and even before the previous tenants left after 2 years). People will pay for the convenience of being close to work, and they will likely be good tenants so as not to screw it up. Plus you'll know where they work, and that they have a job.
