ElectricEagle, in addition to Spartana’s recommendations, you can try advertising on Homes.mil and AHRN.com.
Homes.mil is clunky and most of your activity there (putting up a post) has to be approved by an admin. It’s also possible that your local military bases don’t even use the system, so check with their housing office before you waste time putting up an ad for approval. Let’s not get into how I know this.
AHRN is also intended for military families but it’s much easier to use.
You could also ask the housing office at your local military base about the best way to advertise to military families. Some of them are still using printouts and three-ring binders as a backup.
If you’re marketing to military renters then I’d strongly recommend advertising as pet-friendly. Don’t put any restrictions on the numbers or sizes— simply follow your local community rules. Many military families move off-base (or even buy a home) not because of their kids or schools but because of their pets. In addition, it’s difficult to find pet-friendly landlords so you’ll be able to charge full market rent.
When we’re seeking pet-friendly tenants, we don’t bother replacing the carpet until it’s absolutely necessary. (The carpets are cleaned and deodorized, and treated for fleas if necessary, but tenants don’t mind minor stains and clawmarks.) We do not charge pet rent or have a separate pet deposit, but our lease includes a clause that pet damages will be paid for from the security deposit.
