Mustachian (and son) moving to NV. Housing??

My son and I are moving halfway across the country to Henderson, NV for better weather, more opportunities and college (son only).  Thanks to MMM, we can pack up and go without having employment waiting for us, but that means it might be difficult to get housing.  They like to see local employment history, even though I can pay an entire year rent up front if necessary (I've previously been told "anyone with that much cash must be a drug dealer" True story)  Of course, I'd rather not pay an entire year rent up front!  Keep drawing interest!!

If anyone can refer me to a potential landlord that's okay with this situation, I'd very much appreciate the help.  Prefer 3 BR/2 BA in a residential area (really want to avoid complexes), but a 2/2 would work as well.  My son is a very responsible college freshman studying engineering; no pets.  I have decades of professional experience in my current state, gladly providing references.  First week of August, 2014 is our move date.

Since this is an area we've never been to , if you only have advice for an area of town to live, that's appreciated as well!

If you want the nicer areas of Vegas, you want Northwest (Summerlin and above), far North, or Southeast (Henderson).  East side isn't great, and central (downtown) is downright terrible.

I may actually have a vacancy right around that time, actually.. I'm 100% occupied, but military tenants told me earlier this month they may have to break their lease due to being transferred, and might be out July 31 - still waiting on a copy of their orders though.

Otherwise I can refer you to a few companies (leasing companies, and/or property managers and/or Realtors) who would be happy to go house hunting with you (for rent, not to buy), as they'll get a leasing commission from the landlord.  I know a few good ones in the area that I work with from the landlording side.

arebelspy...I would appreciate your referral to leasing companies/property managers/realtors.  I plan on landing in Henderson, but that may change depending on what's available in the area.

I can't say what my budget is because I really have done no research yet on what the average rent is.  I'd like to stay on the low end of average.  I'll be doing more research this week.

Also, I intend to make this my forever home, so after renting for a year (give or take), I plan on buying.  My son won't live with me forever, so he'll need a home as well, so if I work with a realtor, this would more than likely be a long-term relationship.
