Not sure why you would invest in a particular REIT when very low-cost funds of REITs like SCHH are available.

Melting ice cube (runoff is pretty bad with such low interest rates) - if you buy now (pretty much at fair value) you'd be betting on management's ability to find better investments in the future (i.e. not wasting capital)

Also any time the top headline on a stock is from Seeking Alpha calling it a "No-Brainer" I don't think you've discovered value that somebody else hasn't.
