Fundrise update?

For those that have invested in Fundrise for a few years, can you share your returns?  I know this has been discussed off & on here, but I noticed they removed past returns from the website (whereas in the past I remember that being featured prominently).  Their CEO went on Animal Spirits not too long ago and said in 2020 their total platform returns were something like 8.5% https://theirrelevantinvestor.com/2020/06/12/animal-spirits-investing-in-private-real-estate-with-fundrise/


They've also added more informational disclaimers talking about how growth oriented portfolio returns are heavily tilted towards the end of the holding period.  The skeptic in me is wondering if this is cover for their returns drifting lower and wanting to keep people on the platform and not freak.  But I'd be curious to hear from people actually using the platform.

Commenting to track the conversation!

I've been sitting on the Fundrise sidelines for a while, but listened to that same podcast episode and thought "Hm, maybe I should invest a little in Fundrise now for my real-estate allocation, particularly since I'm not very bullish on broad-based REIT ETFs with post-COVID changes in the real estate sector.

I invested about 5K in interval between Oct 2017 and Jan 2018.
Since then with back of napkin match, the dividend only return minus advisory fees (so not inc. their specified eREIT fund appreciation) has been approximately;

- 2018: 5%
- 2019: 5.1%
- 2020: 3.3%

This is invested under their long-term growth strategy. Also in late 2020 they offered a free redemption of the 3 underperforming funds they were closing (or reallocation), which I opted to redeem which took out ~1.5K in Dec 2020.

Overall it has been ok. If you use their reported numbers which inc. eREIT fund appreciation, those annual numbers each jump ~3%
