Title: investing in tree farms + carbon credits

Is anyone here doing any investing in tree farms?

I know there are some in Central America for tropical hardwood, but I have an opportunity to contribute to something like this where I live. I'm somewhat conservation-minded, so the investment would serve multiple purposes to me (rather than to just solely generate income).

I think I'd also be able to sell my carbon credits. Does anyone here have any experience in that, too (pricing/buyers/etc.)?

I'm not doing anything like this, but what do the actual numbers look like?  Specifically, what % return are people getting on such an investment?  Knowing nothing about it, it's hard to expect that it would be a better investment than an index fund.

I don't know much about it, but I am interested. I am studying for my forestry license currently and see great potential for this in the not too distant future. I also asked a question last month about fossil fuel divestment and got bupkis. I am mostly posting to make following this thread easy.
