Help with 401k options

I have ~250k in a 401k account that I've been using as a stable loan source to bootstrap real estate invesments, with everything in the Money market option.  I'm wanting to move to a simple ~2-3 fund system, but I'm not sure if I should use my plan options, or pay the $30/quarter ($120/year) fee for a self directed account that only allows mutual funds.  The SDA doesn't seem to have transaction fees (I asked their help line this question repeatedly today, and they confirmed no transaction fees, but there are various other limits on transactions).  Retirement is ~20 years out, and will hopefuly be based more on real estate investment than the 401k.

Details on the options are below, but I've started moving into PTRQX (Bond), WFIOX(US), and RERFX (Int'l).  I would not really consider myself a savy investor (e.g. I don't understand the PAAIX fees).  Any suggestions on the options below or paying for a self directed account would be appreciated.

Are you planning on continuing to borrow from the 401k to buy real estate? I would probably just put it in the S&P500 fund. You can do the self-directed route and save a few hundred a year in fees by buying the same index fund from vanguard.

What are the options in the self directed account? What funds can you buy there?

$120 / year is like having .05% extra expense ratio at your current account value, and that will go down as the account gets larger. Could well be worth it for the self directed option.
