Roof or paint first?
« on: April 04, 2014, 06:47:28 AM »
I think I need my roof replaced as there seem to be leaks in the walls.  A soffit is rotted out and definitely needs to be fixed.  Also, my house needs to be painted.  I can see that some of the trim on the house is rotting.  Where do I start? Do I start with the roof, having the soffit replaced as part of that process, and wait to have the house painted?  Or should I have the house painted, and the rotted trim replaced as they do that?  Which is more important to get done?

Any advice appreciated.  Thank you.

If the roof is leaking into the walls that's a priority.  This can lead to all kinds of other problems with mold and water damage.

Roof first.  Last thing you want is water all over the other repair work you're doing.

If you already have leaks then you will probably have to replace plywood when you get a new roof.  Will be more expensive but needs to be done as soon as possible to avoid further damage.

ROOF! Now!

Leaky roof will be adding to trim rot.

Once you take care of the roof and rotted soffit, start replacing rotted trim and doing your painting.

Before you put trim up, at least prime it on all faces. Wood left out in sunshine for a few weeks will not allow paint to get a really good bond -  peeling in about half the time for most paints.

Always work top down on exteriors unless there's a critical foundation issue.

But if soffits or fascia are rotted, nab that and at least prime it when the roof is done. Decide the final color later.

Well, there is a clear consensus!  Thank you, everyone.
