Flat roof might need replacing

(1/1)

apkanne:
I have had a leak in my carport for about 3 months now and literally cannot get roofers to come look (Orlando, FL, still too much hurricane money to be made i guess). I finally got a guy who responded from Angies List to look today, but it turned out to be a sales pitch for TPO roofing. He claimed what I currently have going on now would happen in multiple different parts of my roof in the future (not sure what time reference he meant here). I am going to do my best to get more opinions on this, as I want to do my best on taking care of my property, but I also have no starting knowledge on this new material. Doing light google searches turns up mostly the same sales pitch I received today, so i figured asking the DIY board for information was a good start.

Thank you in advance for any guidance.

Can you post a pic of your current roof?

TPO looks like a good option (on google). It looks more durable than traditional options. I don't know what styles it comes in or the price. If you like the look and the cost, I'd say go ahead.

Another option: I just replaced my rolled roof with GAF's rolled roof. It's a pretty easy DIY, and VERY cheap. It's a giant black roll. You can roll it stright across you roof, and it has a peel and stick backing that sticks on its own. No tar, no torches. If you want it to look nice they sell a second (optional) asphault layer that will match a shingle roof. The second layer also makes the roof last much longer. Links below.

I did the whole section over my kitchen for $400. It would have been $80 with only the first layer. But on the main house we wanted it to look nice, and last a while.

I will get up there and take a pic tonight. I believe what i currently have is Rolled Roof, thank you for the links- I will look into the DIY option!

I have an EPDM roof and recently did a DIY liquid EPDM cover on it that seems to have worked pretty well. I'll be happy to talk about it if you think it's an option.

Edit: bought it from here:

Not saying this is what you should do, but these people delivered.

I'd put white EPDM on it, very easy product to work with and lasts 15-20 years.
