Attic air sealing exterior top plate?
« on: February 15, 2018, 10:37:54 AM »
Hi all,

I'm air sealing my attic and am air sealing all the top plates and holes I can find...I'm wondering if it is necessary to try to seal the exterior side of the top plate at the edge of the attic (next to the soffitt, where it meets the exterior sheathing)?  It is ridiculously hard to reach (can't see what I would be sealing).  Any tips on how to accomplish this sealing if you think it's necessary would be appreciated!

Thanks!!

Sealing your attic, so you can finish it off? Attics need to be unconditioned, as in the change with the temperature outside.

But if you are finishing off the attic. Yes you would nee to seal nearly everywhere you can reach. Sounds like what you are trying to seal would be a nightmare to try to do for not very much return. Id just either sprayfoam or rigid foam the bays where the rafters meet the top plate. Assuming I am understanding your right.  I would just add six inches of rigid foam or something where I can easily access. Not even sure if I am explaining that right, but I would NOT try to get where you are tying to seal.

Which I probably am not. Just wanted to make sure you were not trying to air seal an unfinished attic.

Thanks JonBon - actually I am air sealing all the holes in the attic floor before adding insulation to my attic ( I will be leaving it unfinished) - I am not trying to seal the soffits themselves, just the far side of the top plate (the opposite side of the top plate from where it meets the rafters).  This is close to the soffits but I certainly don't want to seal them. FYI I also have baffells installed.

Hope this helps clarify.

I agree this seems like a nightmare for probably minor payback so just wanted to ask the mustachian crowd before I skipped this step and just put in insulation this weekend.

Thanks again for your input!
