Hello fellow mustachians - need some help from the community to brainstorm ideas on converting a garage space to income-producing space.  I have a separate garage structure that is 21x16 (340 sq ft) that is also two story (imagine a single story garage at 21x16, doubled vertically instead of horizontally, all open space iwth a beautiful ceiling beam).  I presently use the space for my gym and storage.  It could be so much more.  The only thing I do not want it to become is a residential rental unit, and I don't need the space for expanded living space for my family.  Home businesses are allowed in my neighborhood's zoning laws.

I am looking for your ideas.  I was thinking things like the following:

- conversion to a commercial rental area for small startup businesses or writers (including building a loft space in the 2-story area)
- rent "office" space by day and rent space for evening classes, where the space could be used on an as-needed basis
- convert whole space into private gym for personal trainers

More ideas??  I am eager to hear your thoughts.

You might see if in artist of some kind is looking for a studio, especially if it has decent light.

Does it have plumbing or access to a bathroom?  Without that, most of these ideas don't seem like they'd work.  A gym or office is going to need a bathroom.  Even a classroom will need a bathroom.

Refinish it and put a couple of rooms and tables in there for massage therapy or physio, chiropractors.

Off the top of my head though I think the massage therapy (or reiki, reflexology, etc.) route might be a better ROI because with chiro you might have some expensive renovating to do. But with RMT, etc, depending on the condition of the place you might be able to get a 'rustic spa' look with less initial capital.

See if there is a market of therapists out there who would rent out a room(s) from you, before you jump in obviously haha

But it's very common for massage therapists to rent out rooms from businesses that have the space with different rates for a 1-day rental, or a week at a time, or rent for a full month. This is a good deal for you because rent $ is upfront to you and it's up to the therapist to fill their rented time with clients, no risk to you.

Are you in an area where renting out the single/double space for parking would be worthwhile?
