I'm in Manhattan and own. I'm not sure how to count. I pay:
1,889 mortgage
~400 purchase heloc (but I vary this)
~100 property taxes (tax abatement, slowly phasing out)
~10 homeowner's insurance
~700 common charges
~150 utilities (electric, gas, internet, heat)
= 3249 (or 14% of last year's gross including large bonus, before husband's contribution)
But I had a huge 65K assessment last year that I paid partially in lump, partially via HELOC and partially via 401K loan, which I needed to pay to keep living here but which is sort of "capital" somehow. I pay another ~1600 a month towards those, which is more than I need to. So maybe 4900 (or 21% of my gross, before husband's contribution).
Market rent would be about $3000 (plus, say 10 for renter's insurance and the same 150 for utilities), so I"m just breaking even.
