Opinions on Building House/Moduler vs. Buying

In about 3-4 years my soon to be wife and I will be wanted to get our own place.  We have discussed whether to buy land and build, buy a modular for a piece of land or just buy a house.  We will be getting help from both of our parents and we are keeping the budget under 200k so our monthly payments will be low compared to our income.  I was just seeing what people's opinions are between the ways of getting house and any advice/warnings.  Thanks in advance!

Gonna depend hugely on where you are. We looked into buying land and a modular house. I loved the quality ofth e construction and the ability to pick the exact layout you wanted. The house seemed less expensive ($90k vs $200k for something that exists) but add in the land and the site work (septic, driveway, foundation, well, clearing the trees, etc) and it rapidly got more expensive to build
