Title: Walk through before closing
Post by: CommonCents on December 19, 2013, 02:45:04 PM
Buying a house.  Walk through is tonight.  Did I miss anything I should check for in it?

•   Punch list complete
•   Turn on and off every light fixture
•   Run water & look under sinks for leaks
•   Test all appliances
•   Check garage door openers
•   Open and close all doors
•   Flush toilets
•   Inspect ceilings, wall and floors
•   Run garbage disposal and exhaust fans
•   Test heating and air conditioning
•   Open and close windows
•   Make sure all debris is removed from the home

Does it have a basement? If so, pay extra attention to foundation cracks (step cracks are normal, straight horizontal or vertical are BAD NEWS). Does the basement smell musty? Are the walls still square?

They probably won't let you climb on the roof if you're not a licensed inspector but if they do, do it.

We've already done the inspection (very thorough guy), where we noted some small step cracks (not a concern).  He did go up on his ladder and look at the roof then (found torn lead flashing, which they agreed to fix - it's on the punch list).  The basement is finished.  No musty smell but he noted the windows were open which can skew matters.
