Should these count towards my stash?

Hi all,

Should I include these in my retirement stash? If yes should I put it with different consideration or calculation?

- the property I am living in. It's not yielding rental since I am living there  and it has ~5% appreciation annually.
- life insurance. Doesn't generate dividend or interest but covers illinesses and I will have a lump sum withdrawal at 60 (or some  age)
- another property which I have not fully covered but rental is covering my bank loan and it will be paid out in ~ten years. Annual property appreciation is ~5%

Also what is the suggested percentage for cash savings? That be mostly in TD I guess.

-place of living: yes, but keep in kind that your total stash must cover a dwelling of some sort unless you are ok with being a nomad.  Therefore the appreciation only matters if you sell it and replace with a cheaper dwelling.
-Life insurance: no, unless you plan on dying, in which case it will matter for whoever gets the $$$.
-other property, yes.

Depends on why you're counting.  If to determine net worth then I would count both properties (minus mortgages) but not the life insurance.  If you're determining a 4% withdrawal rate than you shouldn't count your personal residence unless you plan on selling and moving into cheaper.

Depends on why you're counting.  If to determine net worth then I would count both properties (minus mortgages) but not the life insurance.  If you're determining a 4% withdrawal rate than you shouldn't count your personal residence unless you plan on selling and moving into cheaper.

So personal residence which I am dwelling in will not be part of the stash towards the 4% SWR calculation.

And life insurance is out too.
