Rental hunting with pets

In about a year, DW, I, two young kids, a dog, and a cat, will be looking for a new rental in the SF Bay Area. Our current place is the first rental either of us has had in a long time (short version: this is a second marriage for both of us and we owned previously), so we are inexperienced renters. I know a majority of landlords prefer no pets but I also know this can be negotiable. Even with our pets, I consider us to be ideal renters from a landlord's perspective (low maintenance, solid incomes, impeccable credit, far more likely to improve the property than cause any damage, etc.), but most of the promising listings I've found in my research specify no pets. Any tips for scoring a solid rent deal while also bringing along our much dreaded furry friends?

References from previous landlords and the offer of an additional pet deposit should help.

This, and offer the landlord additional monthly pet rent. (I charge ~$25/mo add'l per pet.)
