Tax advisor

Can anyone recommend a tax advisor in Portland,OR or Vancouver, WA specializing in real estate? I've talked with two already and both seem unwilling to advise, only to do my taxes. I'm not opposed to paying someone to do my taxes, but I do need advice for the coming year.

Am I just having bad luck, or have other people experienced similar with tax professionals unwilling to advise?

Am I going about this wrong?

CPA here. Generally CPAs bill by the hour and provide consulting services when they are not preparing tax returns. Did you make it clear to them that you are willing to pay for their time on an hourly basis? Are you asking them to do something shady? I'm not sure why they would be turning you away.

That does seem odd.  I'm a CPA as well and every firm I have ever dealt with would jump at the chance to provide billable consulting work.  The bigger firms have a large percentage of CPAs who don't touch tax returns or audits and only do consulting projects.

I'm guessing you have been talking with tax preparers and not tax accountants. There is a big difference when it comes to understanding the complexities of our tax system.

Look into the real estate investing clubs in pdx and ask those guys for referrals.  They most likely have teams of professionals that they work with, like attorneys, tax strategists, accountants, etc.  avoid the franchise tax preparer offices, like liberty or h&r block.

So I managed to finally find a good accountant. He was super knowledgeable, although he does not specialize in real estate. I guess I could tell just from talking to him for 5 minutes that he knew the IRS tax book inside and out - real estate or not.

Interestingly enough, I insisted that he give me an invoice so I could pay him for his hour of time and replies to quite a few emails and he just seems happy to do it. He just wants to do my business taxes at the end of the year, also for like 1/4 of the price that the other condescending CPA was going to charge.

I'm super satisfied. They get great reviews online and I think everyone in their family is a CPA and has been running this firm since the 1960's.
