Title: Moving to Colorado Springs-- Manitou vs Colorado Springs?

Long time reader, first time poster.

I've read some good advice on this forum with regard to choosing residence in Colorado Springs, but none of what I read mentioned Manitou Springs. I just drove through CO Springs and I'm not a huge fan of the city density downtown. It seems to me that if I'm going to move to a mountain city, I might as well move in as close to the mountains as I can, and it doesn't seem to compromise my commute to work/groceries/gym too much.

Just wondering if there's any Mustachian advice concerning Manitou Springs. Any gotchas?

Manitou is nice, however parking is and traffic is a BITCH, especially during tourist season.  We lived up in the Briargate area with a beautiful Mountain View and the house was like 40k cheaper than manitou.  That was almost 8 years ago though.

Traffic on 24 is bad, and getting worse. Whether that matters for you depends on how often, and when, you'll need to get into Colorado Springs. I'd suggest staking out the road on the days of the week and times of day you'd need to be driving, and see how it is.

I really like Manitou, seems like it would be a nice place to live.
