Mortgage paid off this month!! Discharge documents?

So very excited - we will be mortgage free by the end of this month!!

In our notice from our mortgage company, they said that we need to advise our solicitor to get the documents to remove the mortgage from the title. Or we can pay them $250 to do it for us.

Is there any way we can deal with this without paying either a solicitor (the one we used when we bought the house has been disbarred for fraud!) or the mortgage company?

We are in Ontario and our mortgage is with First National Financial. I have attached the letter we received.

I had first national too and it was less than a $100 to have them do it.  Lawyers want an arm and a leg for some simple stuff like this it seems.  Tried setting up a heloc after and it was between 250 to 750 in lawyer quotes to do the stupid paperwork.  I found another way instead

Thank you for posting this.  We discharged our mortgage 7 years ago, but it never occurred to us to check if the bank had removed the mortgage from the title.  Our discharge letter said nothing about it, and we've never owned a house free and clear before, so didn't know it should be done.  We will be checking on that, and having it done if it wasn't.   Thankfully I didn't let the mister shred the discharge notice when he was clearing out a pile of outdated paperwork!   You may have saved us some time and complications when we sell the house in a few years.

We consolidated the mortgage on our rental property a few years ago (added it to our primary home mortgage) and don't remember this issue ever coming up. Hmm..maybe I should check the title on that house while I am at it.

Congrats! I look forward to getting one of those letters some day. Only like 310 more payments left! :)

At a job I had a while back I would look up properties and view the mortgages, liens, HELOC's, etc. Often they would be paid in full, and marked as discharged, without being removed from the property registry. Removing the loan isn't required, at least in my non-Ontario province. Find out if you even need to do it by calling the land titles office. See if you can bring the discharge papers down and do it yourself.
