I think if you're unhappy in your house, no amount of renos are really going to make a difference. Sounds like finding the right house (that gives you what you want), without throwing out your other plans for DH's retirement (so at the right price) is the way forward. Often, once you've made the decision and put your focus in that direction, something wonderful will appear.
