How much is your house insurance?

I just read today's Frugalwoods post.  Her house insurance is WAY less than mine, but I'm fairly certain (based on her mortgage payment), her house cost WAY more than mine.  I'm curious to see what other's insurance looks like.

For those of you who own your home, how much is your home insurance per year?  For clarity, would you include your house price (or value or whatever your cost is based on), your location (please be as vague as you want), and the insurance company.  If you want, you could also include how much it has increased in recent years.  Are there other factors that determine the price of house insurance? I would also appreciate any additional insight you might have on home insurance.

$700-something in 2013 to $900-something in 2016, 1825sq ft in Phoenix AZ purchased for $140k (current value maybe $180k?). I have a pool, which doesn't help.

~1050/yr in North Carolina for a 2400 sq ft house. I feel like it is super high (when we first bought in 2010 it was 600/yr) and it goes up so much each year. We need to shop around again even though we switch every few years.

$900ish p/y  - north shore of Boston - original price in 2011 was $280k - just refinanced appraisal was $395k - 1600 sq feet - it has gone up maybe $100 or so in total since I originally bought.

$1608pa this year and held constant from last year. This is on a 1980 1600sf house worth ~380k.

I could bring it down significantly if I cancelled the sewer backup portion of the plan, which I may consider doing as soon as I get a check valve installed on the sewer line in the basement, just haven't found the time to jackhammer out the concrete to get access to the line.

$453/yr for a 1000sqft apartment in Quebec, Canada.  Adds roughly 3% to our monthly mortgage payment.

Jeeze my insurance is pretty expensive it seams. Its about $950 for a 1100sf house worth about $130000 in small city Minnesota.

And my story is good!!

2014 - $550
2015 - $700
2016 - they tried to put $750 on me and I finally woke up and started some bluffing "I'll switch to other company unless you drop the price" and asked for highest deductible possible in my case and here I am - $350 per year. Bingo!

The company is Farmers.

$551/year for $236k worth of coverage with a $2500 deductible in NC.  We saved $162 this year by raising the deductible from $1000 to $2500.

Our one car, driven about 3000 miles a year and garaged the rest of the time costs almost $700/year for a $1000 deductible, and we have no points.  Maybe I need to look into that one.

$1,658 per year for a 3,600sq ft house valued around $800k in the Seattle area, $683 of that is for earthquake coverage... might have to rethink that one.

USAA with discounts for covering vehicles as well.

Mine is too damn high.

I'm with State Farm. I've had at least auto insurance with them continuously for 30 years. Only one home owner's claim ever, that was for hail damage. Only one auto claim ever, that was a not at fault accident (the police wrote the other driver THREE tickets). State Farm paid my medical bills and presumably got reimbursed by the other driver's insurance.

$1,040 for home owner's replacement insurance (building and contents) on a 1,100 SF ranch, full basement and detached garage. $1,000 deductible. I think the replacement cost of the house itself is about $145k.

The major hazards where I live are tornadoes, hail, and severe thunderstorms. I'm not in any flood zone.

I priced a couple of companies last year, and it wasn't much cheaper. I'm going to comparison shop more when my current policy is up for renewal.

West of Boston. $1068 for rebuild of house and replacement of contents. House is 1959 sq feet. Similar houses on the street are selling for $600,000. Policy pays $350,000 for rebuild, $250,000 for contents, actual cost for relocation during rebuild.

About $770 per year for about $500,000 house replacement coverage. In Canada. I think we got about 10% off because of DHs employer association with the insurance company. I always look for employer discounts first.

House worth ~480K CAD insurance $~500 CAD. Low deductible and full replacement value for contents including my fancy mountain bikes and other expensive sports gear.

Mine is $1485/yr for a newly renovated but older home in a Denver suburb, home value is approximately $280k. This is after a 25% discount for bundling with auto insurance. 

There are a lot of factors that change the cost of homeowner's insurance. For example, you can raise the deductible up as high as possible to get a cheaper monthly rate. This is probably totally fine for any ER focused saver who would be able to easily come up with $5000 in an emergency. Alternately, to reduce costs, you can get your replacement cost for contents set to actual cash value, meaning that if your things are destroyed in a claimable accident or occurrence, the insurance company will give you actual cash value for those objects instead of replacement cost. For example, if your couch burns, and it was 7 years old and would have only sold for $50 at a garage sale, you'll only get $50 for the couch. With replacement cost, you would get new couch payout from your insurance company; with actual cash value, they would pay out the garage sale value. Note that "contents" includes stuff that non-insurance people would normally consider part of the dwelling itself, such as carpet, cabinets, fixtures, appliances, etc.

It's also worth paying attention to what your insurer has as a replacement cost estimator, as that likely matches the amount the dwelling is insured for. For example, my home has an estimated replacement cost of $224,000, but I paid $280,000 for the home, and as such have ~$270,000 of mortgage on the property. My bank demands that the insurance amount cover the cost of the mortgage, even though the home itself wouldn't cost that much to replace. If you don't owe a mortgage still, or if you're well into paying your mortgage down, you can likely adjust the amount covered for the dwelling down to a lesser amount that you're still comfortable with.

Some factors are out of your control, such as local rates. I live in Colorado, and rates go up consistently every time it hails, because everyone gets hail damage and decides to make a roof claim. Likewise, there was just a regional rise in car insurance rates across multiple companies (not just my insurer) due to an influx of residents moving to the Denver area, which makes driving in this area more risky in general.

It's a good idea to meet with your insurance agent and see what adjustments can be made for your specific situation. Insurance agents are almost always going to pressure you to have more coverage, not less. Not just because it means a bigger commission check for them, but also because the average person won't be considering the opportunity cost of paying more for insurance vs. investing that cost difference over time. That being said, if you go in and say you want your insurance coverage to cost $1000 a year or less, they can help you find the compromises necessary to make it so.

$1229 this year for a 2,500 square foot house, approximately 100 years old, plus extra coverage for outbuildings. Paid $340k for house & land.  This is with $2000 deductible in Minnesota.

~$1850 in homeowners on a 1980s 1,100 sqft home in a coastal zipcode in SFL, with rebuild value ~$180K, market value ~$270K. Probably 70%-80% of that is the wind premium, and it's only that LOW because we have opted for the highest deductible our mortgage company will allow, 5%, which is $9000.   The good news it that it also covers the pool, the pool cage, and the roof mounted solar panels. 

Oh yeah, and we have flood insurance too, but that's not too bad. ~$360, at last renewal, I think.

$800/year for a $350k rebuild value in the middle of nowhere Indiana.  We have a $1k deductible but have been with the same company for the past 3 years.  My wife is going to start looking at different options.  Our auto is ~$1100/ year for 3 cars.

Mine is $658/year for a house valued at $960K.    I have a lot of deductions for things like monitored alarm system and sprinklers, and all of my insurance is through a single company because of an umbrella policy.

 I recognize that I am underinsured in the minds of conventional thinkers, but for an MMM follower, I don't think I am.  If my house were to be completely destroyed, I would get the costs to rebuild it.  But I wouldn't.  I'd take the payout and sell the property for the next person to rebuild.  My location is very in demand and pretty restricted on what can be changed on the existing house -- so I tend to think having NO HOUSE on my lot would be worth more to some of the rich people in my city who want EXACTLY what they want but can't have it because of HOA and other restrictions that wouldn't apply to new building.  This would simply signal that it's time to start the next phase of my life and I would instantly FIRE.

I just started shopping for insurance for a house I'm in the process of buying.  Value is about $275k but they all claim rebuild cost is in the 600k-650k range.  Rate quotes I'm getting range from about 1000-1600 per year.

$2100 for our 1750sf home in southwest Florida. This is down about $400 since we bought in 2012. We bought for 125k. Zillow says 210k value now. Covers pool and pool cage. Then there is flood insurance which is $525. Ugh. Even when we pay off the mortgage, we will still pay a crapload in housing costs. Definitely makes me think about moving. Its a late 1970's home.

Current house is a new build in Oregon worth 430K and pay $406/yr with Amica. Amazing!

Previous house was built in the 90s, worth 400K and paid $2,200+ per year in Texas through State Farm. No claims ever.

Suffice it to say, we're current pretty damn happy about the change in rates.

Bi level split, so roughly half is below grade.
Not bundled with Auto (if it were, price would be $650).

I did a TON of shopping, and am on my 4th insurance agent in the last 365 days. Highest I paid was $1450.

Insurance rates ar driven by replacement cost and risk. A million dollar house in San Francisco may be $800,000 lot value whereas one in Oregon may be $100,000 lot value and the remainder house. Likewise homes are cheap to build/replace in Texas but expensive in NYC.

You all know which risk zone you are in, be it wind, flood, or fire.

If you want cheap insurance per square foot of home, get a cheap to rebuild home in a low risk location.

If you want cheap insurance per square foot of home, get a cheap to rebuild home in a low risk location.

I know it has to exist somewhere, but is there a nation-wide risk potential study for homes?  I know some areas are 'safer' than others, but the major threats (hurricanes, earthquakes, flooding, wildfires) are so different from location to location its hard to know your total risk

I am guessing you are in Florida (South ??), flood zone ?

I am in S.Florida (Broward county) and our premium is $2500 for $360K replacement, 2.5% hurricane deductible. No flood insurance. Wind mitigation discount is over 3K. We have a new roof and all opening have hurricane shutters.

Yeah I forgot to say that we live in New Orleans so that's about 90% of the driver for the high prices. 

The high cost of insurance was what pushed us into buying a multi-family building and renting the apartments out.  Since it is a business expense, we do get to deduct 50% of the cost on the Sch. E each year which helps a little bit.

Wow, these are really all over the place.  And it really is driven by your natural disasters.  Other than our Florida friends, it looks like those of us in the land of tornadoes pay the highest prices. I also shopped around a couple of years ago but need to do that again.  I just hate to do it because it pisses me off.

$746 for a <1700 sq ft ranch brick home. Includes sink hole insurance. I have a higher deductible (maybe 2500?), which is the max allowed by insurance but would go higher if allowed.
Our home is about 300k and have full replacement value.

Funny story that my insurance was lower until my agent realized we have a real brick home, not faux brick, so that drove up our replacement value.

I think it is awesome that MMM does not carry homeowners. DH would never go for that, but it is nice to dream about cutting costs.

Held steady for last five years at around $500/year for a 1700 sq. ft. home worth 125K in Georgia (non-Atlanta) with $5000 deductible through State Farm.

This includes a multi-policy discount from having car insurance through State Farm, too.

I'm in FL, not in a flood zone, 1964 house (1800 sqft), not much in the way of wind mitigation.  Bought for $143K in 2010, Zillow says $210K.  Our annual insurance is $1742, plus ~$400 for flood.  When we first bought the house (and could only get insurance through Citizens) we were paying more like $2700.

I just saw that MM recommended Geigo so I got quotes and am paying 900/year less then my previous company between car and home insurance. I switched today.  I will now pay 525/year for homeowners. The home without land is worth 179k.

A little over $4k all in for a 2650 sq ft house.  About $3600 for $300k of coverage everything but flood with a $9k named storm deductible and $1,000 deductible otherwise.  Flood is ~$450 for $250k, so we are actually underinsured for flood. 

On the gulf coast, in a flood zone but elevated above the base flood elevation and approximately a mile off the beach although near intercoastal water.

I think I'm the winner for low cost!

$385/yr for a California home appraised at about $800k.  Guaranteed rebuild, replacement cost for personal belongings, $5k deductible.  Personal liability of $1MM which is the max USAA offers without a separate umbrella policy.

The policy excludes flood (which is not a concern) and earthquake (fingers crossed on that one).  We were offered a separate earthquake policy which was about twice the cost of this policy, with a ridiculous deductible (>$50k).
