help with process of selling house and buying another

OK, here is my question-
I want to sell our house, and move to a town closer to my work.  However, the process of selling our house and buying another kind of overwhelms me.  However, I don't want that to stop me from making it happen! When people went through this process, how did you go about it? We have considered FSBO, but I imagine that might take a bit longer. Our house is in the "starter home" price range, and is quite cute, so I'm not concerned about selling our house quickly, but we'd also like to purchase a home in that range, and this can get competitive around here. Any thoughts on what route you took and how it worked out?

We purchased the "new" house before listing the "old". We had the down payment and could cover the two mortgages if absolutely required--which would suck, but we could do it. As soon as the "new" house passed inspection, we listed the "old". It sold in less than a week. No need to pay two mortgages. Plenty of time to get moved out.

We are currently in this process. Being able to make a non-contingent offer (where you buy before you put your current house up for sale) is a huge stress reliever for us. Otherwise, we might have ended up in an apartment for a little while and would have has to move twice! Currently, we are actively looking with a real estate agent, and are also tidying up/fixing up things around the house before pictures get taken of it. We are hoping to take pictures of our current house once the weather is nicer (It is snowing right now in Michigan:( ).

The process is definitely time-consuming. We are hoping to be downsized and in a spot that is closer to both of our works though by the end of this process, which will make our journey to FI that much quicker by the end.

We are going through the same thing ourselves right now.  We are looking to downsize.  We decided to sell and rent in the area.  Just accepted an offer on our house too!  : )

Anyway, this will give us a lot more time to find what we want. It will also simplify logistics when we buy.  Will have to move twice which sucks.
