Garage door only opens 3 inches

This might be super specific, but we have a Wayne Dalton Torquemaster instead of traditional torsion springs for our garage door in one of our rentals. We suspect that the torquemaster spring has broken after only 6 years and needs to be replaced. A contractor will be coming out this afternoon to evaluate.

Would you have a contractor fix/replace the torquemaster, or would you convert to a traditional torsion spring system? It's a rental condo and the garage door gets a lot of use.

It might just need some grease.

We were hoping so, but the cables are slack and aren't providing any spring action.
