Fees associated with selling your house

Our family is quickly outgrowing our current residence, and we are throwing the idea around about moving. (we live in Canada)

This is our first home, so the selling / closing costs / realtor fees is all new to us.

Our home is worth roughly 260,000 - Does anyone have a ball park number of what all fees would roughly add up to?  assuming I have a realtor do everything for me.

Second question does anyone have any experience selling their own home?  I have seen a few companies for a much smaller fee (500$) will give you the basic paper work and access to the online listing services - does anyone have a suggestion for a CANADIAN company that does this?

Comfree is the big one. They've been good in my experience of buying and selling.

Realtor fees about 2.5% each side, so 5% (can be negotiated I think).

There are a lot of "listing only" services, but you'll still pay the buyer's agent 2.5%.

Anything related to closing your mortgage, if you're not porting. Title insurance? Not sure who pays that here. Any unpaid property tax - might go either way, a refund from the buyer or something you have to pay. Legal costs.

On $260k assuming you get that, 5% is $13k; plus say $1k for legals.

Fucking ripoff, IMHO.
