Estimate for a Porch rebuild

My wife and I recently purchased a 2 story multi-unit building in Chicago. We had water damages on the support posts in the back porch and some of the things are not up to code. We have called a few contractors to take a look at the porch. This is an estimate of one of the better ones we like. We've never had this work done so I wanted to poll someone with more experience to see if this is around what it should cost. Originally, our porch is enclosed with vinyl panel siding. This contractor gave an estimate for both enclosed and an open porch. Does this amount look reasonable?

Build new enclosed porch with roof using Pressure Treated wood, according to the architectural plans. All materials will meet City of Chicago building code for the construction of new porch:

**ENCLOSED Porch Estimate**

  • 1. Secure all doors from apartments/house to the porch.
    2. Demo existing enclosed porch with roof and haul away all debris
    3. Install two(2) new concrete foundations 42” deep.
    4. Install 6”x6” posts for each concrete foundation
    5. Install ledger beam for first and second floor deck; anchor them with galvanized 5/8” Dia. Lag Bolts with Washers, at 3 1/2” CTS predrilled ¼” Dia. holes.
    6. For all column/beam connections install galvanized ½” Dia. Lag Screw with washer (predrill 5/16” Dia. hole)
    7. Install 2”x8” joists.
    8. Install 5/4”x6” decking over entire floor joist areas.
    9. Install new stair system from the ground to the second floor.
    10. Install new railing using 2”x4” on top and bottom, 2”x2” for vertical spindles and 2"x4" on the top. (standard)
    11. Build new roof structure and install roof base sheeting.
    12. Install rubber membrane to the entire new flat roof.
    13. Install all necessary framing to enclose porch system.
    14. Install six(6) vinyl white double hung windows
    15. Install one(1) outside door with standard lock. 14a. Install vinyl siding to the entire new structure
    16. Install new galvanized gutters and downspouts.
    17. The contractor is not responsible for cracks, splits, twisting or any type of irregularities that may develop over time, this is normal for this type of wood
    18. Electric works and electric permits are not included in the price. We will remove existing wiring (electric, telephone, TV cable and others) and if we are able we will reinstall into the new porch. We do not guarantee that all reattached cables/wires, are in working condition.
    19. The contractor provides all necessary licenses and insurance.
    20. The contractor provides the architectural drawings.
    21. The contractor provides the Building Permit. (the cost of City of Chicago permit is not included in the estimate (price varies by project)
    22. The contractor is not responsible and does not have an influence on the way the City of Chicago Dep. of Buildings and Zoning handles the permits. As well as timing to obtain the permit.
    23. The owner provides and purchase new plan of survey. (if necessary) Owner responsible for asbestos test and removal if needed.
    24. Price subject to change upon receiving architectural drawings and permit approved by the City Of Chicago Department Of Buildings.

All for the sum of:*$ 20,700.00**
Deposit: **$ 3,000.00**
On Completing demo: **$ 7,850.00**
On Completion: **$ 7,850.00**
After the final inspection and approval by the City of Chicago Inspector: **$ 2,000.00**

You don't give sq. ft. dimensions but frankly it sounds reasonable.  I do design/build in the PNW but rates vary from area to area.

For the ledgers, be sure they are flashed to prevent water getting into the building frame, this is one of the #1 causes of problems with add-ons.
