I work in Property Management. I like the work itself, but I work for a very large corporate company that is VERY corporate. I manage a very large property of over 500 (50 year-old) homes. On one hand I am getting yelled at and walked all over by these residents and on the other hand I am getting a brick wall built in front of me by the company when trying to get anything done about their issues (Mainly water & therefore mildew/mold issues - which if you are familiar with property management, any little bit of mildew = BLACK MOLD according to the residents). I am overloaded with reports & ridiculous tasks that quite frankly are a waste of time AND money or items that should be handled by someone from the corporate office. I understand sometimes this is a required part of being a property manager but they just do things bass-ackwards. For example, they do not check rental references upon move in, they do not send move out charges or outstanding rent balances to collections, and they hired a "designer" to pick out new flooring for our office without them visiting us to physically see our office and btw it does NOT look good. Not to mention the people who work in the department that processes our applications are EXTREMELY rude to us and I would go as far as saying that they are pretty incompetent. I mean they just can't figure anything out on their own. And of course this burden falls on us.
Anyway, I do not want to continue to fill my days with the most unreasonable, ridiculously rude people, while working for a company that is inefficient without any care for their residents nor their employees. I work at their busiest, most difficult property. I have been here for 5 years and never had these problems before this current company took over. It is getting to the point where I am having a hard time keeping my composure in stressful situations or when getting verbally attacked by residents. Which, btw I have been physically assaulted at this job before. Last year, I had multiple tests done to see if I had thyroid issues, diabetes etc. Turned out it was just stress. I am NOT an over reactor and have never had any major health issues or stress related issues. I am in my early 30's.
I know property management is naturally a stressful job and I don't want to seem like I can't handle it because I am very good at what I do and until recently I have always loved people and always done well in busy & stressful situations. This is not me and I am concerned for my health. The problem is, from the research I have done, there are no other similar positions in my city that would pay me what I currently make. Nor are there many other job options in my city besides truck driving, retail and medical stuff which I know I don't want to do.
I'm sorry for the long rant but I am putting myself out there trying to get any and all advice. Has anyone worked in a property management position like this? Has anyone transitioned from property management to another line of work and if so what did you do? Any general advice for what to do in my position?
I am not against taking a pay cut or moving to another location (actually this is a goal of mine)once I sell my house and have cheaper living arrangements, but I can't say for sure when that will be. We are doing a lot of the work on our house by ourselves (my bf & I) and I don't really have any savings because I am pouring all extra money into paying off my debts, which should all be paid off by mid next year. I do have good credit and access to emergency funds totaling about $15-20k in CC's (I keep them paid off), Roth IRA & home equity. My salary + commissions for this job come out to $50-55k/yr.
