Hi all! My in-laws currently live in Woodbridge, VA, but they are interested in moving closer to their sons. One son lives in Ashburn, and the other son is getting ready to move there as well. I'd love to help with their search, but I thought I would ask you all first. I'm thinking Herndon, Reston, Sterling, and Ashburn, but which of those is cheapest? They would be selling their house in Woodbridge before they move. They want something with at least a small yard, and I think single story is best. Does such a thing even exist up there?
There third son is my husband, and we are in the Richmond area, so we don't have much first-hand knowledge of the real estate market in those areas.

You'll probably have better luck with sterling or ashburn than Herndon/Reston, in terms of pricing. If they own a home in Woodbridge they should be able to afford something in sterling or ashburn, though they may need to go even further out if they want more acreage.

I've got a friend who picked up a cheap house (<400k) in Sterling. I know Reston would be pricier... not too sure about the other 2.

Sterling is the cheapest. Parts of it can be a bit seedy though.

What about west of Ashburn, not too far and still in Loudoun? Leesburg, Purcellville or Round Hill?

there is no "cheap" in that area
depending on where they were in woodbridge, their house could be 250-500k (neighborhoods make that much of a difference)
out by dulles airport, there really isnt anything less than the 400k levels
you can go further out....as another poster said, and get cheaper, or more land
leesburg is where i would concentrate.....just tell them to watch out for the toll roads
leesburg pike is like 5.50 each way now......can add up in a hurry
