We are hiring a local contractor to install a standing seam roof on our house. We were initially planning on spray foam and cellulose insulation too. We figure we can make the money back, and it is good for the environment too.
Here is the problem- some structural issues were found that need to be fixed (the original owner/builder did not build the beams well enough to support the house) so this brings up the price of the roof. We're looking at potentially a $30,000 bill. Our house was recently appraised at $213,000. At this point, I am wondering about the wisdom of slapping a $30,000 roof on a house whose value is $213,000, and wondering if we should skip the insulation and save maybe $10,000?
We plan on being in the house maybe 7-10 years, not forever.
