We are actually getting the 30 year type (Certainteed Landmark) but the company is giving us the 40 year warranty. Doing all the things they need, tearing off all 3 layers, metal drip edge (once fascia repairs, iceguard in the valleys, making a ridge vent, and probably removing 2 chimneys, using approved caps, etc versus just more shingles. I got multiple quotes, talked to many people, the 19.4K price was the least expensive for the standing seam, with a proven company. Our roof is not the most complicated, but it is not the simplest either and is alot of square footage.
We could have gotten the rolled metal roof for only a couple grand more than the asphalt, but then I didn't want to deal with the issues with exposed fasteners. Our other option was to get this Ecuadorian who would have done it for a good price, but it would take longer (him and friends versus a team) and no warranty. So we are paying more for peace of mind.
Both husband and I are sick of talking about house stuff. Looking forward to having this big stuff done and back to puttering around.
