How do I retire before I can pull $ from retirement accounts?

We have 800k mostly in 401k accounts. We have a rental house bringing in 700/month and owe 200k with 20yrs left. We have 400k with 15 years on primary residence. Interest rates about 2%.

We make 150k/yr, I am 47, and I will feel comfortable retiring when we can bring in 70k/yr using combo 4% rule/rental income.

My company just started a post tax back door Roth IRA so we’ve been putting money in there.

I think we will be fine by the time I turn 59.5 but how do I work as little as possible before then?

You probably need more details to answer but I suppose filling the back door and using that until no 401k penalties?

What is your equity in the rental house and what is the % return on your investment in it?  If this is not financially optimised then selling and investing the equity (or indeed living off the capital until retirement) might help.
