The decision to invest in vtsax, or any other stock or bond or mutual fund or index fund (etc) is an entirely different question from what type of account you open and hold it in.
From what you posted, I don't know if you qualify for any kind of IRA. Do you have any earned income? The rental income doesn't qualify and the fact you have an LLC doesn't matter. Not unless you are an actual real estate professional.
Still, you can buy vtsax and any other stock or fund just fine and without limits in a normal brokerage account at schwab or vanguard or fidelity etc. Just don't ask them for "a retirement account" unless you have another source of income which lets you do so.
