401k and Roth IRA

So,

I'm new to this site.  and actually have been following most of the principals of the site.  I was raised to conserve money.  i currently have a home with 14 years left on the mortgage that i purchased 4 years ago at 25% below current market value.  I have a few questions ...

1.  All my retirement money is tied up in 401k and roth IRAs.  How do i tap this prior to turning 55?
2. I do have an ESOP since i work for an employee owned company so i could tap that depending on what i roll it into.
3. i found a house i think i can rent for 1200 bucks a month and it doesnt appear to need any work.  i can put 20% and have a mortgage payment including tax/insurance at around 650 a month.  is this a legit deal i should pursue?  i can be the landlord i dont mind doing that.

There are ways to access tax-deferred accounts prior to the official retirement age, although they can require careful planning and understanding of the possible tax implications. You should search the forum for topics like "5 year Roth pipeline", "SEPP", and "72t".

Good advice. That covers the main avenues for getting money out of retirement accounts before 55/59.5.
