Work, grad school, rentals: priorities?

Background: Salary, 150k.

Rentals: two units, one additional about to be converted to a third rental. Sprucing up one rental for bew tenant after long time tenant is vacating.

Grad school: online, state school, out of state. AACSB accredited and it is hard...I spent most of my free time doing school work this week as I have the past three months. A year to go.

Thing is, between work overload, rentals and school, I am stretched thin.

I feel like my priorities should be work, rentals, school.

Work because it is high income, benefits, etc. Ultimately work is how I am building my empire, piles of cash and the money gives me options.

Rentals because they are building my wealth as I invest most of my after tax income. Putting the machinery in place and letting time and money work for me.

Grad school, although I am paying for it out of pocket, since tuition reimbursement with my new employer doesn't take effect for another 8 months. I consider it an investment in my future, and although I am getting A's and B's now, how important are the best grades? I feel like I have to let something go, and if anything, letting a C happen in a class here and there might be best.

I am an IT Engineer and am a lead, looking to move into management, hence the MBA. Will also help career change if wanted. Feels odd to spend so much time on advanced microeconomics rather than say, JavaScript, but alas, it should help get me to the exec level.

What do you think of my priorities? I was also thinking of getting some new IT certs or renewing existing ones, but 6-7 exams to do that seems like a lot with what else I have going on. Maybe sit for PMP over holiday break?

Right now grad school looks like it will continue into next fall.

Seems like nice choices to have. But I always like to think of a third way where I can have everything instead of just choosing one over another. If time is your bottleneck, maybe rentals you could outsource. Just calculate if the extra cost is worth the saving in time (measured by what you'd earn in your day job).

But as someone who is already a professional, your grades are indeed not that important, unless you can get something nice for your CV like cum laude. Other than that no one is going to care about an online degree other than the fact that you have one.
