What is a reasonable price for a metal roof?
« on: September 28, 2018, 12:06:24 PM »
We are trying to figure out what a reasonable price would be for a metal roof. The roof footprint is about 1100 sq feet. Has two skylights ( existing ). Current roof is asphalt. We are located in north NJ.

With tear down and keeping existing gutters we are getting quotes in 22-25k range. This seems very expensive. Someone I know had a roof done with similar footprint ( but simplier roof, barn style ) for 12k. But this is 80 miles north.

Ps: if this is not the right forum, let me know and I will move the post.

Not sure if this will help, but we just had our roof replaced a few states south of you.  2400 sqft ranch-style house with a  6/12 pitch roof using a 30 year shingle.  One quote was $15k and one was $9500.  We went with the $9500.

$5500 for standing-seam over 700 feet and asphalt over 250 feet.

The metal was simple -- 3 shed roofs on a 2 story building. The asphalt was a hip roof over a 1 story garage.

It was new so there wasn't a tear down.

I paid 8000, but I have a relatively small house (1200 sq ft ranch). We also live in the midwest and did the cheaper style (the kind that looks less seamless).

Sorry for the bad answer, but as I didn't do it cant remember exact details lol.

Lots of unknowns and this isn't something anyone can give a simple answer to, because there are a wide variety of metal roof types, installation methods, and the complexity of your roof will affect the price.   I will tell you that you can easily expect it to be double the cost of a complete tear off and re-roof using good shingles.   My last shingle roof on 1,400 SF house was close to $10,000 just two years ago.
