Negotiating Discount - Where to Start $$$

We may have a house addition, done down the line at some point.

Will likely come out to about $35k.

We have a somewhat unique position here. We live on a major highway near the DC area that gets thousands of people driving by our house everyday.

We had some previous housework done by another company and the guy had the same idea I had before I could even bring it up. He asked if he was able to put a 3'x6' sign in our yard he would give us a discount. This sign is no where near where we see it (large property), but it can be a bit annoying as I have to see it everyday when I get home. Not a big deal, but nonetheless.

Now, if we have a different company that does the type of work we would be looking to do, I want to try and work a deal with them, but have no idea where to start with negotiations if they are up to it.

Again, this sign is in a very high traffic area.

Any thoughts?

My initial thoughts were to ask them and see where they start, but for some uneducated reason, I feel like $2k/yr would be a starting point for such marketing/advertising space. I could be way low or way high here.

Hoping this could make our future renovations more affordable.

You need to research commercial billboard pricing so you can get a handle on relevant benchmarks.

I suspect, with no special knowledge whatsoever, that $2k/yr is vastly undervaluing the thing.

Not sure what it means when you say it's nowhere where you would see it, but you would see it every day.

^^This^^. Absolutely the first step you need to take. Then call a billboard company as if you're looking to buy space on one and see what they want to charge you.

I'd tie his use of your property for advertising to the project schedule.
Get the work done in (XX) days start to finish and you can place your sign there during this period no charge.   If you exceed the schedule $XX per day comes off your bill until you are done.

Reasons:
a. You're probably going to do this project regardless of any discount.
b. Everyone wants their project completed promptly.
c. It doesn't cost your builder anything so long as he performs.

Will you be liable if the sign on your property distracts a motorist and their distraction results in a vehicle accident?
