Looking to move, again.

My current lease is up in August and I plan to move closer to my work in Lawrence MA. I live in Manchester NH which is about 40 miles away now with a commute ranging from 30 minutes to almost an hour some days. I also have band practices (and gigs) mostly in MA twice a week. For work, I also travel a lot through MA and most of NE for site visits. As you see, it makes total sense for me to live right outside of my job. I have been there for 3 years and have no intent of leaving anytime soon.

If I plan to move before my lease is up I am required to give a 60-day notice and pay rent for those 2 months ($2500) as well ass pay the equivalent of 2 months rent upon move date ($2500). I know this does not save me any money in the long run to move now and throwing out $5000.

Can anyone suggest me to either stay until my lease is up or to leave now? I have the money to move if you think it will save me time/money to be closer to work and less time on the road.

Can you find someone to assume the lease so you can move and thereby protect you from all the fees?

My lease states that if I do find someone to replace my residency that I may remain liable for all lease contract obligations for the rest of the original lease terms. That will require a lot of trust in the new residents to pay their rent.

If you can't find someone to assume the lease, just stick it out until the lease is up. Yeah, the commute isn't great, etc, but that's a silly reason to throw out $2500, plus incur moving costs, when you've got an end date.

Agreed with just sticking it out. I was in a similar situation (including the extra 2 months rent for ending the lease early). I knew I wanted to move, but as others have said, knowing the end is in sight definitely helps. Your commute isn't THAT bad (though I'm sure it feels that way when you're closer to the hour time frame) and you seem to be more or less used to it by now.

Anyway, that 5k just wouldn't be worth it to me unless I was already a millionaire and moving would provide greater dividends.

On average, there are 21.66 weekday's each month. At 1-2 hours of commuting per day, that's ~22-44 hours of commuting for work. I'm guessing your commute wouldn't go to zero minutes, so let's assume that moving drops your commuting time from 40 hours/month to 10 hours/month.  Is 30 more hours of freetime worth $5,000 to you? Are you willing to pay $166/hour for a bit of extra freetime in the evening during the week?

Well, not not at this time. I might as well wait out the remainder of the lease like i initially planned to.

I have started looking for places close to that area and all of the 1-2 bedrooms are north of $1200 that allow me to have my 90lb labrador.

It's been tough the last ten years for sure. Luckily the place I live now does not have a weight limit for dogs. The only issue with my place now is the commute, but finding places closer to work jumps to 1400+ for rent. It seems that it may defeat the purpose when I am paying $200 more a month to live closer to work. I've also lived in the city I am in now for 20 years.
