Houses in St. Petersburg Florida for 60K?
« on: November 30, 2015, 09:56:17 AM »
Examples:

 59K house

2562 Emerson Ave S, Saint Petersburg, FL 33712 | Zillow

 63K house

2410 17th Ave S, Saint Petersburg, FL 33712 | Zillow

Are these in the ghetto or are they decent neighborhoods? I'm researching Clearwater/Tampa/St. Petersburg Florida as possible relocation destinations for me. Rental property will be my primary source of income for FIRE, so the thought of being able to buy 3-4 of these properties and stick the rest of my money in index funds/dividend stocks is enticing, but alas, I'm wary.

I WILL be taking AT LEAST one trip if not two out there before I buy, just to inspect for myself, however; comments from like minded people who are already there can help me filter down and decide where to focus, where to avoid, and whether my strategy is viable.

I looked up the first one.  I have driven within a few blocks of that address if not right past it.  It is definitely in the 'hood'.  Everything in that area west of 275 is pretty bad until you get to within a few blocks of the beach.

The metro area you are looking at is great but you will need to spend more for a nice neighborhood.

I knew there had to be something wrong with them, lol, thanks for confirming. What price range should I shoot for? And what kind of rents can I expect from x price range?

And what do you define "hood" by? I've lived in the ghettos of Tacoma, WA, and while not Beverly Hills California, it wasn't exactly Compton either...Just more seedy people, poor people, etc.

Finding a property should be the last step when entering a new market.

Many people try to do that first. Don't. Research the market first. :)
I am a former teacher who accumulated a bunch of real estate, retired at 29, spent some time traveling the world full time and am now settled with three kids.
If you want to know more about me, this Business Insider profile tells the story pretty well.
I (rarely) blog at AdventuringAlong.com. Check out the Now page to see what I'm up to currently.

Neither are in the greatest areas... If I were looking for rental investments, the last place I'd look is Pinellas county... Try south Pasco county, especially Wesley Chapel and Land O Lakes. Tons of foreclosures to be had. They're more expensive, but generate better renters, revenue and both areas are safer/nicer.

Interesting point actually. What factors do you look at? I always look at the info for the market I'm buying but probably different factors than you are looking at (in my area, every property practically grows money due to the tech economy).

Wow, a phone plan for fifteen bucks!
