HI All

After being a stay-at-home Mom for 12 years I was unemployable so I started my own real estate business in 1994.  Initially I primarily did wholesale flips because you don't have to buy the house, don't need to get loans, and don't do any repairs yet still make a great income.  After a few years of doing that, I started buying rental properties with seller financing or subject to the existing mortgage.  I never used bank financing to buy any rental properties.  Within a few years, I had more than enough cash flow to retire early.

In 2007 I started a web site with affordable online training for real estate investors.

I moved to Panama in 2010 and started a relocation tour company.   I only work 6-7 days a month doing the tours and thoroughly enjoy meeting people from all over the world who are also interested in relocating to Panama.

How did the housing crash affect you, if at all?
I am a former teacher who accumulated a bunch of real estate, retired at 29, spent some time traveling the world full time and am now settled with three kids.

The housing crash did not affect me at all because my properties are free and clear and they are in Texas which did not see a huge increase or decrease in prices like other states.

The housing crash did not affect me at all because my properties are free and clear and they are in Texas which did not see a huge increase or decrease in prices like other states.

Awesome.  Glad to hear of a successful RE investor that wasn't too hurt due to not getting overleveraged.  :)

If they are all free and clear, you must have paid off all that seller financing and "subject to" paper, right?  How did you do that - have you sold a lot of those $397 training courses advertised on your website?

I got my houses free and clear quickly by doing wholsale flips (not rehabs) then using the proceeds to retire debt service on the houses.  I picked out one house, put it on a 2 year pay off plan.  Once it was done, I picked another house to get free and clear.

Tell me more!    I would like info on how to identify homes which can be had at wholesale prices and the process involved with such transactions :)
