Anyone Refinancing?

Currently in a 30-year fixed at 4.25% (which was very good in 2011 when we re-fi'ed).  My credit union is currently offering a 15-year fixed at 2.875%.  Checking into it now and crunching the numbers.

Rates are really low right now.

I am both happy with my current terms (15/2.875%) and not sure how long we will stay in our current house. I've refi'd for the last time in a long time.

I just did a lock yesterday, 4.25 to 3.75% 30 year fixed.  Doing it as a no-fee refi with a $1400 lender credit to cover all third party costs.  I could have done 3.625% but would have had to come out of pocket at least $1100.  My original mortgage just last year was 4.75, so this is the 2nd refinance in about that time.  If we see 3.25 or anything else I'll probably refi again!

I agree, I was surprised.  There is some regional and situational variability to rates I think. In addition, sometimes you get better rates on larger loan amounts (we refi'd $400k) On Zillow right now, for our situation, I still see 3.75 fixed 30 with no direct closing costs but no lender credit for third party fees, so probably $600 to $800 out of pocket there. 


Did you use a broker, bank, credit union?  I am constantly surprised by the variability of rates at different places and how their underwriting can make one company much better than others depending on one's situation. 

For reference I use two brokers who I use to compete with each other on best execution rates both times I refinanced, and ended up using the same broker both times, but I always make sure they know I am looking around.

Nice, after looking at options, went with a 30-year VA IRRRL for 3.75%.  With credits, total out-of-pocket costs @$2600.  Saving $200/month on mortgage, so that pays itself off in just 13 payments.  Gonna juice the shit out of mortgage payments to drive that sucker down quickly and crank up the equity.

Also went on Zillow and found our estimated property value has appreciated considerably recently (and given the comps I've seen around here, is probably still low by at least $20k).

Today was a good day.

Yes, we were also refinancing a large amount - over $400k.  Used a broker, but didn't try to have them compete against another broker (in large part because it matched what I saw as rates online, but also because of the effort involved - we knew we needed to leap quickly yesterday and both have had busy weeks at work).

Well done on your refi. For the Virginia and NC crowd, I am a big fan of the folks at CapCenter. They don't have the very lowest rates, but there are zero closing costs and that makes a big difference, especially if you aren't dropping all that far. I've used them three times now, absolutely seamless. We are in a 3.25%/15 year fixed loan we obtained about two years ago. Like the OP, I am looking forward to burying it even though our interest rate is nice and low.

Their current best for a 15 year is 2.875 with 2 points, or 3.25 with 0 points.

Not refinancing, but modifying.  Just sent in the paperwork today to knock the monthly payment down by $130.  Just took 2 signatures and a $150 fee.

Thanks for posting this.  I'm in NC, and I knew I could do better than the 4.375% rate on my existing 15-year mortgage.  Looks like I can get a 3.25% rate on a 10-year mortgage with CapCenter.  I may be re-financing over the weekend.
