Race from 500k to 1M!

[grantmeaname]

We bought a house a year ago and Zillow finally has a Zestimate for its current value, so I'm switching from historical cost to our Zillow estimate for the home value. Without that $38k benefit, which really happened over the whole course of the last year, we would have been at $778k and up $73k month-over-month. I'm also happy to say that in just $200 more of principal paydown, we'll be under $300k left on the mortgage. I couldn't spare the extra $200 more of prepayment this month without fearing I'd overdraft mid-month somehow, so that milestone will have to wait for New Year's Eve.

@Finwiz i think since we both graduated the 250-500 race the same month we should race to $1,000,000. you have an ambitious goal of 2 years. It might be hard to keep up!

at 8% returns we are looking more like January 2025

Lets do it! Its definitely an ambitious, highly aggressive goal. More realistically we're looking at sometime between December 2023 to July 2024 given that I doubt we can keep up the sort of pace we've had so far this year (we're on pace to increase NW by ~$234,000 this year which is insane).

To hit it in 2 years, we'd need to save about $175,000/year at 8% returns. To make it in2.5 years we'd need to save about $130,000/year at 8% returns. We'll see - for now just keep chugging along and hope the career track continues in the right direction.

Really good end to the year to say the least.  We crossed 1M total NW in May and 7 months later we're almost there excluding our home equity.

Well this wraps up a crazy year. I started at $684K and ended at $701K despite spending $105K on a travel sabbatical. I made some dumb investing mistakes to the tune of $25K and also got a $21K refund from TY22 returns. Despite those investment mistakes, it looks like my portfolio returned around 17%.

Pretty crazy year with more major home repairs, but a significant increase in salary allowed me to still max out retirement accounts and pay off my car (which is barely a year old!).  Thinking of removing my car equity from NW values going forward.  Maybe removing home equity at some point too.
