Greetings from somewhere in the Pacific. This year is going swimmingly so far. A few days into April, and I'm already at $444k. There is a legitimate chance of graduating this year without increasing my savings rate. Current savings rate, plus around 6-7% earnings on assets through the end of the year will put us over the half-million dollar mark. I turn 40 next May (currently 38), and would like to be comfortably on the other side of $500k by my birthday.

I've also found that I'm in an odd position now of having too much cash. Our business bank accounts collect everything that comes from our rental properties, and we never dip into that except to invest and pay bills on the properties. The problem is that there haven't been any attractive real estate investments in our target area for a few years now, so the cash just sits and earns pennies. It is nice to know, however, that we can weather any kind of expense to our houses, including extended vacancies.

Net worth consists of equity portfolio, two rental properties, and cash (checking/savings). Liabilities are month-to-month credit card (PIF every month), two mortgages on rental properties, and what’s left of my wife’s student loans.

I am slowly drawing down my cash savings. We would be fine with our cash flow if we didn't need to pay $1100 for Cobra. Job market is all but zero so that super. I am still picking up a few contracts with my consulting firm so hopefully I can find something this month or they will get enough contracts that I can come back full time. I reached my goal of $500k in liquid savings in the last few days. Last year I sold a couple of houses and bought another and put the rest in investments. Due to the terrible market of last year, liquid savings barely increased despite contributing ~100k to investments. The rising market helped me to reach the target nearly two years ahead of my target date.

Finally home from deployment. June was great money-wise, as well. Finished up $20k, even with $5k in major repairs at one of my properties.
