Our home flooded thanks to Hurricane Harvey, 1.5 ft of water and it had never flooded before.  I have updated the NW number since it is typical for a house's value to drop ~20% or more after it floods since nobody wants to buy a house that could potentially flood again.  We will have higher expenses for the next 6 months since we our renting a townhome while we try to rebuild our house so we won't really be able to invest much outside of our 401Ks ($5,500/mo).  Ugh.

Very sorry to hear, although I'm glad you guys are ok. I was living in Galveston when hurricane Ike scored a direct hit. 75-80% of the island was under water. They wouldn't let us back on the island for weeks after the storm. Literally a month prior, I had moved from a first floor apt to a third floor one downtown. When they let us back in, I remember walking into the building and seeing a line of grass and weeds on the wall to which the water had risen. It was almost 6 ft. My apt however, large single pane windows and all, was completely unscathed. Amazing.

Just crossed 100k yesterday on personal capital. This is my first post on MMM, but i've been reading for about a year. I'm going to freeze my home equity now, so it stops jumping all over. I am currently in the debate of pay down house or invest my extra cash.

Thanks for the challenge!

Welcome to the Challenge!  Before long you'll have a list of monthly posts, and you'll be asking yourself two questions:

How have I been a part of the challenge this long?
and
How I have managed to save up this much money already!?

Whatever you do, don't start a new post on the home equity or investing question--the old timers around here will tell you to get off their lawn for being soft at worst, link you to the numerous forum debates on the question at best (https://goo.gl/U1i3Qj), or, heaven forbid, you'll incur the wrath of Boarder42.  He has... strong opinions on the subject.

Welcome and good luck :)

I think I might start tracking current portfolio value and value after a routine 20% bear market in equities, just to start toughening up my bear market skin.

16th March 2017 - $156,970.56
14th April 2017 - $172,158.80 (+$15,188.24)
18th May 2017 - $187,986.35 (+$15,827.55)
18th June 2017 - $219,742.03 (+$31,755.68) Whatever small amount I had in cryptocurrencies went bonkers 😳
14th July 2017 - $200,846.03 (-$18,896) - Vanguard dropped over 5% and the crypto portfolio dropped 34%. Additionally I paid for house renovation, moving, bond, and prepaid the rent. So the drop may look dramatic but it's really where it was 6 weeks ago. Also I own way more Vanguard units now than during the last update.
17th August 2017 - $228,106.09 (+$27,260.06) - Back on track, although I still have some big expenses coming up in the near future. Hoping to graduate by the end of October 2017.
26th September 2017 - $228,382.36 (+$276.27) - cryptos went down by the same amount as what I saved. I'm done with the big house related expenses now.

Got married in late August, hence the huge jump! My wife has done some solid saving of her own over the past year or two. I'm excited to have double the incomes, and hopefully not double the life expenses. Barring anything wacky, we should be 'graduating' to the next thread by early 2018.

Retirement only, does not include real estate or emergency savings:

January 2015: $98,619

January 2016: $101,235
December 2016: $140,779 (total NW $269,089)

January 2017: $151,307 (total NW $276,052)
February 2017: $156,620 (total NW $285,663)
March 2017: $161,585 (total NW $302,055)
April 2017: $166,111 (total NW $306,801)
May 2017: $169,686 (total NW $327,523)
June 2017: $171,784 (total NW $335,026)
July 2017: $175,590 (total NW $342,138)
August 2017: $176,250 (total NW $347,833) Glad to see a small increase despite an unexpected $3,000 emergency special assessment this month for my rental condo.
September 2017: $180,271 (total NW $349,265)

I know the total NW is over $250k but I'm focused on retirement only for this challenge. A good chunk of the NW is real estate equity.

9/29/2017: $137,371.91   (+$10,221.85)
3 paycheck month! We had a lot of extra expenses at the beginning of the month in preparation for the hurricane and our Prime membership renewal came due. We also had about $600 in donations go out this month in accordance with our plan to increase our giving as our incomes have increased. On the savings side, car insurance has gone down so we had some savings there and both of us have some outstanding reimbursements that should pop around $200 back into our accounts.
I ran some numbers and, conservatively, we should be graduating from the board in October 2019.

Aug 2016      $104,410.00
Sept 2016    $106,084.00
Oct 2016       $107,559.00
Nov 2016      $103,227.00
Dec 2016      $107,460.00
Jan 2017       $111,400.00
Feb 2017       $145,239.58
Mar 2017       $154,141.21
Apr 2017        $160,150.58
May 2017       $156,334.39
June 2017      $162,557.18
July 2017       $170,357.32
August 2017   $174,107.52
Oct 2017        $184,884.82

Switching to entering numbers on the first of the month, based on my new tracking spreadsheet. Wife's previous retirement account rolled over into her Vanguard IRA this month. Otherwise, we had a couple large expenses: buying furniture for our house and a plumbing repair.

Net increase from August 2016 to July 2017 was $65,947. I would need to increase by $75,893 in the next year to hit $250k by July 2018.

5/31/17 - $100,187
6/31/17 - $102,500
7/31/17 - $104,809

I'm hoping to get to at least $120K by the end of the year on NW and cross $100K just in investments.

9/29/17 - $109,800
This will hopefully turn over $110K by Monday after my last 401K deposit hits. I'm up to $95K in invested value. Still finding it difficult to come up with extra liquid to put away though. Seems like every month there's been new expenses that crop up I have to take care of like a major car repair, plane ticket for a conference coming up, healthcare, etc.

Doesn't look that good looking at the NW number below, but was actually a good month! Got to 100k invested! Made a few changes this month:
  • Removed both vehicles from net worth calc. Entire value of $3500 Ford Ranger and set our other vehicle = to its outstanding loan balance (-$4500 from what it was). I will depreciate it monthly so that it's worth is approximately equal to what we owe. This makes sense to me since we plan to keep the car until it dies and I would rather just have it out of the NW calc once it is payed off.
  • Primary residence jumped another 12k on Zillow, so removed the link to Zillow and set its worth to a little less than is was valued last month. Will freeze it here for the foreseeable future

              Invested       NW
1/31/2017:  $55,715     $115,306
2/28/2017:  $57,750     $122,296

May 2017: CHF 231'000
June 2017: CHF 235'000

As I paid CHF 2'700 in taxes and the mortgage (CHF 1'380) for the last three months was due I'm satisfied.

July 2017: CHF 243'000 (that was a good month)

August 2017: CHF 247000

September 2017: CHF 256000

07-17: $134,794
08-17: $138,767
09-17: $139,162

Not the best of months, a stock pick has lost a significant amount this month (Teaches me to stock pick). Also I have my wedding coming up so there is a fair few expenses on the horizon. Just have to keep plugging away 250k here we come :p

06-17: $127,000
07-17: $134,794
08-17: $138,767
09-17: $139,162
10-17: $154,318

Big jump this month, superannuation has gone up plus some nice gains in the market. Can only hope that this month is just as good, only time will tell.

Spendy pants vacation took most of what I would normally have saved... The experience was worth the price, just need to buckle down this month not spend.

Made it to $250,000!!!!

And rather faster than I projected between market tailwinds and a small windfall.  See chart for progress from $0 (graduating college) to $250k below.  See you all in the next race soon!
